DH conducts property inspections at the beginning and end of every tenancy to record the condition of the property.
DH also conducts property inspections regularly during the tenancy to confirm the property is in good order and does not need repairs. These inspections are undertaken every three months.
DH does an asset management inspection once each year to inform its planned maintenance schedule and to do important health and safety checks such as pest inspections and checking smoke alarms.
DH gives tenants seven days written notice of any property inspections that require entry to the property.
DH Traffic Light System
All tenants start off with 4 inspections in the first year of Dreamtime Housing taking over the properties.
This will allow staff to see which tenants are looking after their property and who is not.
After the 4 inspections are completed, properties alerts will be set up for future property inspections based on the Traffic Light System below.
Properties not kept up to standard will continue to have quarterly inspections.
Properties meeting the standard will move to half yearly inspections and
those properties kept above standard will move to yearly inspections.
Note: If needed for any reason, inspections can be completed up to 4 times a year maximum as per the Residential Tenancy Act 2010.
